About me

Hannes Timmermann, state-certified construction technician (Staatlich geprüfter Bautechniker). More than 25 years in construction — first with my hands, then with the responsibility. I make sure building projects arrive: on time, on budget, at the right quality.

State-certified technician Berlin & Hamburg Projects from €0.3M to €83M

From the trades to leadership

I started at the workbench, not at a desk: first a parquet layer, then a carpenter. If you have laid, sawn and assembled yourself, you see on a site what is well made — and what merely looks it.

Then came the detour: university entrance qualification, wood technology in Eberswalde, civil engineering at FHTW Berlin — both without a degree, still earning my money on site alongside. Apprenticeships, work and study years together: ten years in execution. What I did finish was technical school — state-certified construction technician, building construction, 2011. None of it was wasted: if you can calculate a structure and know how it goes together, you read a set of plans more completely.

Since 2011 I have been managing construction projects, and so I know every side: the client who wants to know what they are paying for; the designer whose plans must be built; the trades who have to deliver every day. Knowing all three changes how you negotiate — you know what is possible at the other end of the table.

The range runs from detached houses through refurbishments and commercial fit-outs to an exhibition building — project volumes from €300,000 to €83 million. Born in Lübeck, raised around Hamburg, based in Berlin for over 20 years: hence the two locations.

How I work

Directness, clarity, reliability. I say what I see — even when it is uncomfortable. I document instead of asserting: defect management, site diary, meetings, acceptance and handovers all run digitally through Planradar — every step traceable, every piece of site information available to you in near real time on request. Backed by my own AI support for construction workflows, which makes documentation and controls faster and more thorough. And what I commit to, I deliver.

Two apprenticeships, two degree courses left unfinished, one qualification — and construction work running through all of it. Trained as a parquet layer and a carpenter, studied wood technology in Eberswalde and civil engineering at FHTW Berlin, qualified in 2011 as a state-certified construction technician. The detour through lecture hall and workshop is no flaw. It is the reason I can read a set of working drawings and judge the work built from them.

The journey has always been the destination.

Since 2011

To me, building means bringing many parties, decisions and processes together into a working whole. Throughout this period I worked as a construction and project manager, responsible for coordinating, organising and monitoring the execution. For a time I also ran the operational side of a construction company as an employed operations manager. In doing so I worked for architecture and engineering practices, project controllers, general contractors and private clients — as a supporting hand or in sole responsibility.
